As the U.S. faces an alarming shortfall of affordable housing, preservation has emerged as one of the most cost-effective, community-stabilizing solutions we have.

The 2024 Social Return on Investment (SROI) report offers a deep dive into Enterprise’s approach to preservation—and the lasting impact of our very first Preservation Equity fund. Launched in 2013 and fully realized in 2024, that pioneering fund preserved nearly 2,500 homes across 11 communities, delivered strong returns to investors, and laid the foundation for a now-thriving line of mission-driven equity funds.

In the report, hear from residents and partners at three communities preserved through the fund:

  • Reserve at Northglenn in Denver: 220 homes preserved with deeper affordability, including 40 new homes added through smart infill development
  • Winton Manor in Cleveland: a former hotel turned into 270 affordable homes for seniors and people with disabilities, helping them thrive in a revitalized downtown
  • Bridge at Volente in Austin: a foreclosed property with 208 units restored to affordability and recapitalized to offer renters wealth-building opportunities
